Our client's require an additional Asset Management Surveyor to oversee management of a section of the business. The position entails:
> To undertake active management of the commercial property portfolio including all general estate management duties. In particular the role will include landlord & tenant transactions - lettings, rent reviews and lease renewals, rent collection, service charge and budget monitoring.
> The role will also involve being the main point of contact for tenants on property-related queries and so a working knowledge of commercial leases will be essential. The role will require regular property and site inspection.
To assist the team in credit control matters, co-ordinating reactive repairs and liaising with the residential property manager on residential estate.
> To assist the client where appropriate in identifying opportunities to add value.
The successful candidate profile:
> Ability to work as part of team and under own initiative.
> Ability to plan and prioritise own workload without supervision.
> The role requires close working relationships with the client at all levels, in addition to forging relations with tenants and other third parties. Good communication skills, including report writing, are essential.
> Ability to understand clients priorities / requirements in undertaking the general management duties and in the provision of additional professional advice.
> Knowledge or experience of property databases will be advantageous.
> The candidate will ideally be MRICS qualified with up to 2 years PQE. A background in landlord & tenant work is preferable. Experience of estate management is desirable.
