Reports To: Senior New Sites and Property Manager - UK & Ireland

Location: Larne / Home Working

Unit: New Business, Western Europe


Job Purpose/Summary Details

The role will primarily involve supporting the UK&I development project team with identifying and securing land for the development, construction and operation of wind farm projects throughout NI and ROI, including land required for rights of access and grid connections.

Organisational Context (to include impact and influence)

The candidate will be required to:
  • Provide support and advice to the UK&I development team, ensuring the development team is aware of any land related risks.
  • Liaise with the project team as well as internal and external solicitors for the preparation, negotiation and completion of land agreements.
  • Co-ordinate with the CAD team to prepare suitable drawings for property agreements.
  • Develop positive relationships with landowners, landowner's solicitors and agents.
  • Report to the Senior New Sites and Property Manager - UK & Ireland.

Key Accountabilities


This position would be responsible for supporting the development project team in identifying new sites, as well as land required for access and grid connections specific to commercial wind projects throughout Ireland.

Key responsibilities will include:
  • Assisting with the identification of prospective new wind farm sites.
  • Assisting the development team with the identification of and outreach to prospective landowners.
  • Organising and co-ordinating meetings with landowners and agents.
  • Producing development proposals for prospective new sites and negotiating commercial heads of terms.
  • Developing strong relationships with landowners and their representatives.
  • Managing the property transaction process within the framework of the overall project programme.
  • Supporting and co-ordinating with other property managers across UK&I to secure land agreements on time, managing risk for the business, reducing whole life costs, and adding value to projects.
  • Developing and maintaining an awareness of market rates, trends and influencing factors and devise a strategy to ensure offering is competitive in the market and appropriate for the returns delivered.
  • Liaising with the accounts department to ensure payments are made on a timely manner and in accordance with the terms of the relevant property agreement.
  • Providing property support for transactions and closing projects including management of property due diligence.
  • Contributing to the management of targets, project programmes and budgets.
  • Travel to visit sites, landowners and agents is required throughout Ireland.

Knowledge

Skills
  • Commercially aware.
  • General knowledge of Regional and National Planning Policy.
  • Basic awareness of bribery and data protection laws.
  • Knowledge and awareness of different types of land contracts.
  • Strong analytical skills (Microsoft Projects, Excel, Word).
  • Excellent communication skills (both oral and written) and strong interpersonal skills.
  • Ability to read and interpret maps.
  • Influencing and negotiation skills.
  • Ability to wo work independently.
  • Outgoing, self-motivated.
  • Ability to multi-task across project portfolio.
  • Commercial acumen.
  • Full driving licence is required and the candidate must be prepared to travel throughout Ireland.

Experience

Qualifications
  • Experience of working with and negotiating with landowners and/or agents in Ireland is required.
  • Experience with using GIS or analysing GIS results for site identification is desirable, but training can be provided.
  • Experience of reviewing different types of property contracts is desirable but isn't essential for this role.


  • Degree in an environmental, land, engineering or planning based subject or equivalent experience.
